Our firm has the privilege of being mandated for multiple major interventions in this historic industrial building dating from 1913 located in the Pointe-Saint-Charles neighborhood in Montreal. As one of the largest masonry buildings in North America, Nordelec has undergone multiple expansions and interventions throughout its century of existence. Today, we are involved in the following projects:

  • Addition of 2 new elevator shafts and seismic upgrade of a 3rd elevator serving 8 floors
  • Insertion of a new winter garden allowing natural light for interior spaces on the ground floor, including a monumental staircase
  • Transformation of existing hangars with the insertion of linear skylights
  • Addition of mezzanines to increase the rental space on the ground floor
  • Addition of an indoor pedestrian bridge
  • Addition of massive electromechanical equipment on existing roofs

These interventions included the analysis of existing documents (complemented by on-site surveys), seismic studies and technical support to the project manager for temporary work.


Technical challenges :

  • Use of bored piles inside an existing occupied building, mainly for the addition of mezzanines and new elevator cores
  • Detailed surveys and studies for the structural evaluation of the existing building
  • Vibration studies for the new structures
  • Value analysis that eliminated a complete floor in a new elevator mechanical room
  • Rapid mobilization of the engineering team in an accelerated construction context
