The construction of the new headquarters of the intermunicipal police of Terrebonne/Sainte-Anne-des-Plaines/Bois-des-Filion aimed to provide this strategic point with a public equipment adapted to today’s reality.

An important aspect of carrying out this mandate was the level of knowledge and expertise required in applied BIM procedures in order to achieve a level of detail (LOD) #350. The building was structurally designed to meet the strict design criteria for any civil security building.

Engineering, coordination as well as plans and quotes were advanced up to 95%, before the announcement of the project’s termination in 2018.


Technical challenges :

  • Integrated BIM project with a LOD #350 modeling level
  • The unique architectural form of the building with a rectangular “bar” resting on a prismatic podium created particular structural design challenges. The junction of the “bar” segment with the podium creates a 2-story volume which projects 11 meters vertically. The cantilevered portion was designed as a bridge segment, measuring 34 meters from its point of support, overlooking an access road
  • Given the combined police station and 911 call center functions assigned to this building, the post-disaster requirements of the structure dictated that any structural irregularities of the lateral bracing system had to be avoided.
  • Other issues related to the intrinsic properties of the site created particular challenges for the structural engineering of the foundations. The high water table and permeable soils required a 2 meter thick concrete raft foundation with a waterproof basement to resist hydrostatic pressure. In addition, at ground level, the risk of liquefaction of the weak clay stratigraphy required deep pile foundations.
