The project involved the construction of a new eight-storey reinforced concrete building intended for mixed use: commercial spaces on the ground floor, 91 residential units and two levels of underground parking.

Technical challenges :

  • One of the main challenges in this project was the physical location of the building. The building site is bordered on two sides by construction sites, and on two others by existing buildings currently in use. Due to the proximity of these buildings, foundation underpinning was required to support them during the excavation of the two storeys of underground parking.

Notable solutions and innovations :

  • The building includes commercial areas on the ground floor which have varying elevations in relation to each other. In order to simplify site execution as much as possible, a series of concrete beams were used to transition the differences in elevations. In some sectors, a concrete slab on rigid insulation was used to fill out some of the required areas.
  • Beams were also used to create a border between the interior of the building and the outdoor courtyard. The courtyard serves as a rest area for the inhabitants of the building, in which lies a majestic tree supported by the structural slab.
